Thermal is situated about thirty miles south east of Palm Springs. Similar to much of the interior of CA, Thermal has and average elevation of about 140 feet below average sea level. Thermal telephone numbers start 760 area code and it’s mailing addresses are within the 92274 ZIP Code. As of the last census Thermal’s population was about three thousand in 2010 and the land in Thermal covers an area of about 10 square miles.

Thermal is situated in the Coachella Valley with the high mountain ranges on three sides causing Thermal’s distinctive year round warm “Thermal” climate. Like it’s name suggest Thermal reports some of warmest fall and winter temperatures anywhere west of the Rocky Mountain Range.

Thermal possesses a warm climate having warm fall and winter months and hot spring and summer months. Its mean yearly high temperatures are approximately 90 F and  annual low mean temps are approximately 62 F. More notably the high temp summer months can reach above 110 F are are common and Thermal temperatures sometimes exceed 120 F. The winter and fall months are warmer with sunny highs ranging between 70 – 85 F. Precipitation is in short supply in Thermal and less than 4 inches of average yearly rain precipitation. There is little rain because Thermal has sunshine 96% of the time more than 350 days of recorded sunshine annually.

Based on a census conducted in 2010 Thermal has an approximate population of 2,900. Thermal has a relatively low pop. density documented at the last census of approximately 300 inhabitants per sq mi. The ethnic makeup of Thermal is approximately as follows  35% Caucasian, 1.0% African American, 1.0% Native American, 1.1% Asian, less than 1% Pacific Islander,  58% of the population from “other” ethnicities. With respect to housing in Therma, there were approximately 800 dwellings which translates to an average dwelling density of 81 per sq mi. Of these approximate 800 dwellings about 40% were owner occupied and approximately 61% were renter occupied. This indicates a stronger housing rental market in Thermal than other surrounding areas.

Also according to the same 2010 census the populations age break down is as follows. Out of a total of approximately 1,100 people; 38% were under the age of 18 (age of majority), roughly 12% were between 18 to 24 years old, about 28% had an age range of 25 to 44 years old, approximately 18% were ages 45 to 64, and roughly 7% were 65 years old or older.

Thermal is a part of the “Coachella Valley Unified School District” and there are many educational options available to children living in Thermal. The schools that sever the Thermal community are as follows: Mountain Vista Elementary, Edward Park Elementary School, Westside Elementary School, Mecca Elementary School, Saul Martinez Elementary School, Chavez Elementary School, Oasis Elementary School, Bobby Duke Middle School, John Kelley Elementary School, Toro Canyon Middle School, Coachella Valley High School, Cahuilla Desert Academy, West Shores High School, Desert Mirage High School and La Familia High School. Furthermore there are other higher education choices (Community College) available like the College of the Desert.

There is a mall municipal airport that serves Thermal and a frequent stop for private aviation planes to fill up on gasoline, the Thermal municipal Airport is situated approximately 2 miles outside of the center of Thermal.

Thousand Oaks is an affluent city in south east Ventura County California and the north west part of greater Los Angeles. It is part of the Greater Los Angeles Area. Thousand Oaks is situated approximately 30 miles from Downtown LA. Thousand Oaks is also about 15 miles from the Woodland Hills, which serves to mark the Los Angeles city limit. Thousand Oaks was named after the thousands of oak trees that once covered the hills.

Thousand Oaks adds to one of the most populated parts of the Conejo Valley. The Conejo Valley contains, as previously mentioned, Thousand Oaks,  Oak Park, Westlake Village, and Agoura Hills. Thousand Oaks and Newbury Park were once 2 large parts of the master planned city created in the mid-1950s by a large real estate developer. Thousand Oaks originally included about one-thousand custom home sites, about two thousand single family residences, a large local shopping mall, and complete by a two hundred acre business and industrial park and several local strip malls. According to the census the median sale price of homes in Thousand Oaks is approximately $700,000. In 2006 Thousand Oaks was named by Money Magazine as one of America’s “Best Places to Live.”

Thousand Oaks’ documented history goes back to 1542 when Spaniard explorer Juan Rodriguez Cabrillo touched down at Point Mugu and claimed the land for the Spain Crown. Thousand Oaks later became part of the large approximately 50 thousand acres of “Rancho El Conejo” land grant by the Spanish government.

In the late nineteenth century Thousand Oaks was situated on the stagecoach route that operated between Los Angeles and Santa Barbara California. The Thousand Oaks Stagecoach Inn was constructed in 1876 and is now a Historical Landmark and museum helping to preserve the heritage of Thousand Oaks.

A group of real estate developers operating in Southern California, bought approximately ten thousand acres in the beginning of the twentieth century. The group of developers soon constructed plans for a ‘complete community’ and the vastness of 1000 helped describe a community speckled with the now famous oak trees.

In the 1940’s and 50’s Thousand Oaks was the home of a wild animal park named where shows entertained thousands of people living in the surrounding area. Some famous Golden Era Movies like The Adventures of Robin Hood and Tarzan. The park later shut its doors in the late 1960’s. Currently the Thousand Oaks Civic Arts Center currently a more developed area occupies the once busy nature preserve.

The City of Thousand Oaks was incorporated on October 1964 and was the first city to incorporate in the Conejo Valley. It was incorporated as a master planed city and because of this, the Thousand Oaks has fewer problems that other cities of the same size encounter. Pollution and traffic congestion being greatly mitigated when compared to other similar sized cities. Because of Thousand Oaks’ location and favorable environment, real estate prices have increased greater than two-hundred percent in the last decade.

Thousand Palms is located in Riverside County, California, in the eastern part of Southern California.As of the 2010 census the population was 7,715 an increase of about 2,500 from the 2000 census conducted 10 years earlier.

The US Census Bureau, describes Thousand Palms as having a total land area of about 23 square miles of desert land. Furthermore in 2010, the population density was calculated to be approximately 326 inhabitants per square mile. The ethnic makeup of Thousand Palms is as follows: approximately 75% Caucasian, 1.8% Asian, 1.5% African American, 1% Native American, 0.1% Pacific Islander, and about 21.0% from other ethnicities. The same 2010 Census also reported that approximately 99% of the population lived in “households” and less than 1% lived in other type of living quarter.

During that same survey it was also published that there were 2,849 households, of the 2,849 817 or about 29% lived with children under the age of 18 years old. There were about half the total number approximately 1,431 or 50% were opposite sex married couples occupying the same residence. A smaller fraction, 314 of 2,849 approximately 11% had only a Matriarch of the household with no male head of household present. Conversely only about 151 or approximately 5% had a Patriarch or male head of household with no wife accounted for at the time of the survey. 727 homes or approximately 25% were made up of lone individuals. According to that same survey and accounting for single occupancy dwellings the average family size was about 3 members for both Matriarchal and Patriarchal households.

Lastly, as of the 2000 survey there were approximately 3,705 residential units of which 2,227 or approximately 78% were owner occupied, and 622 or about 22% were inhabited by renters. The homeowner vacancy rate was about 4.5% and the rental vacancy rate was about 12%. More recently during the 2010 census survey 5,591 people or approximately 73% of the population inhabited owner occupied dwellings and 2,094 people about 27% resided in rental units.

The land where the city of Tierrasanta now resides, was referred to by Spaniards as the “holy land.” Interestingly enough Tierrasanta translates to the “Holy Land” in Spanish. The town of Tierrasanta is a suburban community situated toward the southern part of San Diego, California. The city has also been referred to affectionately as the “The Island in the Hills” the slogan appears welcome signs throughout Tierrasanta.

In 1941 the US Marines purchased the land and turned it into a military training facility called Camp Elliott.  A few years later the Marines shipped out in and the land was given to the Navy. the Navy training facility was later deactivated in 1946. 15 years later in 1961 the Navy sold the land that is now Tierrasanta to the City of San Diego. In 1971 Tierrasanta was founded and the community plan was initially issued in 1982. The plan encompasses the currently developed Tierrasanta area and what is now Mission Trails Regional Park. In that same year, 1982 about half of the private residential land had been fully developed, this area was called Tierrasanta Norte. The north east section, other half of town still to be developed as of 1982.

Tierrasanta had been  fully developed by the early 1990s which was aided by population expansion. According to the 2010 census the population was approximately 30,000 in the 92124 zip code. Approximately 2,300 houses situated in the south west section of Tierrasanta were utilized as military housing as of that census. Tierrasanta was among the first “master planned communities” in San Diego County.

Toluca Lake is a Southern California neighborhood situated in the San Fernando Valley of Los Angeles County. Toluca Lake sprawls over two cities,  the city of Los Angeles and the city of Burbank. The neighborhood is situated approximately 12 miles northwest of Downtown LA. Toluka Lake is also the name of a neighboring lake. This lake is kept up and maintained by land owners and it is also fed by the LA river.

Through analysis the US Census Bureau’s 2000 census data done by a well known local newspaper, Toluca Lake is a  well educated, domestically stable, higher-aged city. What is now Toluka Lake was part of the early “rancho system.”  In 1923 Toluka Lake was divided into neighborhoods and real estate  investors bought and developed the land as “Toluca Lake Park.”

The LA part of Toluca Lake is situated on about 1.22 square miles of the south east San Fernando Valley. The Mapping L.A. section of the Los Angeles Times website describes it as bounded on the south by Universal City, on the west by Studio City, on the north by North Hollywood and on the east by the city of Burbank.

The geological depression of  Toluca Lake is about a six acre body of water situated toward the neighborhoods southeastern boundaries. Toluca Lake is a natural lake where water is fed by upwelling springwater from the LA River and other subterranean aquifers.  The Toluka Lake itself is surrounded by privately owned residences and also the Lakeside Golf Club.

Topanga is located in western LA County, California. Topanga and Topanga Park are located along the Santa Monica Mountains. Topanga is bordered on three sides by conservancy lands or State Park. On the south side Topanga is bordered by the Pacific Ocean and a small patch of Malibu. According to the 2010 census Topanga had a population of 8,289 as. The ZIP code is of Topanga is 90290 and the area code is more commonly 310, with 818 being assigned to the most northern areas of the canyon.

The Topanga Creek drains Topanga Canyon and is the 3rd largest watercourse emptying into the Santa Monica Bay. Topanga Creek is one of the few remaining un-obstructed watercourses in the area. The waterway has not been damned because it is steelhead trout spawning ground. Topanga Beach is situated directly on the Pacific coast at the mouth of Topanga Creek. The principal roadways are State Route 27, and Topanga Canyon Boulevard. The southern portion of the boulevard follows Topanga Creek.

Topanga Canyon contains lands of both Topanga State Park, which is the largest park in the Santa Monica Mountain Range. The name “Topanga” is the name given to the land by Native American that is said to mean “a place above”. The area now considered Topanga was first settled by Europeans in the late 1830s. In the 1920s Topanga Canyon was a well-publicized weekend getaway for the Hollywood elite. And several movie stars built large cottages in Topanga Canyon and are still there today. Even today the lush foliage and the rolling hills supply exquisite views and offer privacy for Los Angeles’ the rich and famous.

Because of its sought after location in the Santa Monica Mountains, Topanga is a beloved spot for hikers, and bicyclists alike. On the roadway along the canyon, many care chases scenes were filmed on the steep and winding road with beautiful cliffs in the background of the shot.

Topanga State Park is one of the biggest “open space preserves” in the world. The park showcases a large variety of native plants. Also contained in the park there are many streams, cliffs and waterfalls with panoramic views of the mountains and the Pacific Ocean. Many people utilize trails for short hiking, mountain biking, horseback riding, and more recently birdwatching.

Torrance is a city incorporated in 1921 and located in the South Bay region of LA County, California. Torrance has approximately 1.5 miles of beaches and shoreline on the Pacific Ocean,. These beaches are quieter and less well known by many tourists than others on the Santa Monica Bay, like neighboring Redondo Beach and Manhattan Beach. Fun Fact: Torrance is the birthplace of “American Youth Soccer Organization” (AYSO).

Torrance was part of the 1784 Spanish land grant for Rancho San Pedro. In the early 1900s, a real estate developer Mr. Torrance and other real estate investors saw the value in building a mixed residential and industrial community just south of Los Angeles. In a group headed by Mr. Torrance they purchased part of an old Spanish land grant and hired landscape architect to design a new planned community. Torrance was founded in October 1912 and named in Mr. Torrance’s honor. Close to a decade later the city of Torrance was formally incorporated in May of 1921. The first built residential street created in Torrance was Gramercy Ave and the second was Andreo Ave Most of the houses on these streets are now over 100 years old. Both Gramercy and Andreo avenues are located in the area commonly referred to as “Old Town Torrance.”

Rapid new population growth in Torrance began after WW II as military-related industries transformed into Aerospace manufacturers and other Defense Contractors and technology industries. Large housing developments sprung up in the late 1950s and 1960s to house the new population growth.

The Census Bureau boundaries show that Torrance city proper has a total area of 20.5 square miles that is mostly all land.

Torrance Beach is located in between the Palos Verdes Peninsula and Redondo beach right on the Santa Monica Bay. Torrance is a coastal community in southwestern LA County, sharing the climate and geographical features common to the Greater LA area.

Tujunga

Tujunga was incorporated after a historic election that took place on April 21, 1925. Tejunga was incorporated as a city that bordered the Rancho Tujunga boundary. Bolton Hall was constructed soon after and served as the primary City Hall until Tujunga was consolidated with Los Angeles in 1932.

In 1925 Tujunga was slated to grow the municipality by building in the foothills to the south and southwest of the new erected city. The attempt to expand Tejunga failed shortly after because Los Angeles annexed the area first.

Tujunga’s elevation of about 1500 feet and geographic isolation from the Los Angeles Basin and the  the San Fernando Valley aided Tejungas air quality and decreased air polution that is much more common in most parts of LA. An early american News magazine named “Coronet” called Tujunga the “most healthy place in the world.”

Tustin is located in suburban Orange County, California. Tustin is situated a few miles east of Newport Beach. As of the 2010 census, Tustin had a population approximately 75,000. The city is located next to the Santa Ana, the Orange County seat.

Because of a highest per capita income and one of the shortest commutes in Southern California, Tustin was chosen in 2009 by Forbes as one of the top 25 towns to live well in America. 

Tustin is rich in History, in 1801 the Spanish Empire granted 62,500 acres to Jose Antonio Yorba, which he named Rancho San Antonio. Yorba’s great rancho included the lands where the cities of Olive, Orange, Villa Park, Santa Ana, Tustin, Costa Mesa and Newport Beach stand today.

In more recent history during WW II, a Navy anti-submarine airship base was established in unincorporated land south of the city. The two blimp hangars are among the biggest wooden structures ever built and are listed on the National Register of Historic Places and ASCE List of Historic Civil Engineering Landmarks. Suburban growth after the war resulted in increased population, annexation of nearby unincorporated land including the base, and development of orchards and farmland into housing tracts and shopping malls. The Tustin “District” is the newest mall just built in close proximity to the old airbase.

According to the  census bureau, the city has a total area of 11.1 square miles. It is bordered by Irvine on the south and east boundaries. Tustin is also bordered by Orange Santa Ana on the west boundary.

Twentynine Palms also  known as “29 Palms” is a small city in San Bernardino County, California. At the 2010 census the population was 30,582 inhabitants.

Twentynine Palms City is located in the Southern California Mojave Desert. According to the 2010 census, the area of Twentynine Palms is a total area of about 59 square miles of Mojave Desert. The city sprals from desert floor to a mountainous area and as Twentynine Palms has an average elevation of 1,991 feet. The main employer in Twentynine Palms is the “Marine Corps Air Ground Combat Center.”

Because of 29 Palms higher elevation of about 1,100 feet above sea level,the city has a marginally cooler climate than Palm Springs, but with very similar the same desert traits and topography. Temps range from  from 118 °F and 10 °F  as high low records respectively.

University City “UC” is a community in San Diego, California, located in the north-west portion of the city next to the University of California, San Diego (UCSD). It is often referred to as (UTC), an abbreviation for University Towne Center. Many of the professors teaching at UCSD live in the UC neighborhood.

There are two distinct sections of University City divided by Rose Canyon, featuring the Rose Canyon Open Space preserve, and railroad tracks passing through it. South of Rose Canyon lies the older part of University City, built in the 1960s and historically referred to as University Square, centered on Governor Drive. It is a mostly residential neighborhood along Governor Drive with many single family homes. Just southwest of the Governor Drive exit from I-805 is a commercially zoned area containing office parks with low-rise buildings. South UC was developed primarily in the 1960s and 70s.

The newer part of University City lies north of Rose Canyon; it is usually referred to as University Towne Centre (UTC). The entire area has also been nicknamed the “Golden Triangle” by commercial real estate developers.

The topography of University City includes canyons and mesas. The canyons provide wildlife habitats for about 100 different species of birds migrating through the area. The canyons also are a favorite spot for birding, hiking and biking. If exploring the area on foot isn’t your style you can drive around the canyons, using I-5, Genessee Avenue, and the I-805.

University City’s economy is closely tied to the University of California San Diego campus which forms the northern part of the community. Southern areas of University City are composed of a mix of single family homes, retirement communities, and a few pockets of condominiums. The University Towne Center is filled with a variety of apartment buildings and condominiums.

There is also a demographic divide between University Towne Center (North) and (South). Inhabitants of South University Towne Center tend to be homeowners with a sizable population of retired persons, partly due to Town Park Villas retiement community. University Towne Center North is comprised primarily of townhouses, and condos the the population tends to be young professionals, university students and college grads. Because of the age gap from South to North UTC the population of North UC typically rent rather than own their homes.
